Two newly built 7-Eleven locations in Central Florida changed hands for a combined $22.86 million.
SRS Real Estate Partners announced the sales on October 28. The buyer for the Winter Haven property paid $11.31 million, while the Clermont site sold for $11.55 million. Both stores operate under absolute triple-net leases. These agreements require the tenant to cover property taxes, insurance, and maintenance. The leases include scheduled rent increases every five years. This structure provides investors with predictable income and minimal operational duties.
The Winter Haven store sits at 4326 Dundee Road in Polk County. It occupies a 4,650-square-foot building on 1.59 acres. The site is located across from a new Publix shopping center. The Clermont property is at 9430 U.S. Highway 192. That 4,853-square-foot building sits on 1.27 acres near an Aldi. The price difference between the two sites is only $240,000.
Patrick Nutt, senior managing principal of SRS Capital Markets, represented the seller in both deals. William Wamble, executive vice president and principal, also represented the developer. SRS did not name the private investors. The firm also withheld the capitalization rates and the remaining lease terms.
Nutt cited the brand's recognition and the convenience model as drivers for the sales. He also pointed to tax benefits from bonus depreciation. SRS Capital Markets has closed more than 500 transactions in 2026, totaling over $2.5 billion. The firm currently lists more than 900 properties with a combined value exceeding $4.3 billion.
